Prime example of deteriorated sonotube (wood/paper product) type ducting located beneath the slab of a home that has been exposed to moisture/water on a regular basis. Metal ducts deteriorate also. The thin gauged metal just takes longer for it to deteriorate. Before the construction of a home begins, trenches are dug into the earth for the ducts to lay in before the slab is poured over them. This process can allow water to channel, collect and pond via a number of different reasons and slowly deteriorate sections and/or the entire system. Although the ducts should be encased in concrete, they are/were often set in direct contact with the soil. Even if constructed properly and fully incased in concrete, water can and does soak through the concrete surrounding the ducts and eventually breaks them down through the years. A duct scope can reveal the condition of the heating/cooling system under the slab. The cure for this problem is in the thousands. This should be the first inspection performed on a house being considered for purchase IF the home has in floor ducts under the slab AND you are buying in Albuquerque NM. Deteriorated metal duct air with its fine dirt and metal mixture circulating around is particularly really unhealthy to breath. Other problems that can occur are rodents and insects like to live in the duct system. Termites are also attracted to sonotube and will contribute to damage.
